Responsibly serving our select Principal Partners requires the RIGHT deal. Multifamily investment opportunities must meet or exceed the key performance indicators of our three M's:

MARKET is Favorable

METRICS are Satisfied

MANAGEMENT is Executable

We select and invest in properties that will provide substantial value-add opportunities to supply greater returns on investments.

MARKET

  • Job Growth is +2% Year over Year  (YOY).

  • Population growth, New Household Formations is +2% YOY.

  • Zone is favorable to employers and employees.

  • Median household income supports renters.

  • Respectively low vacancy rates.

  • Buyers market conditions.

  • Favorable demographics.

  • Along with many more factors.

METRICS

Pre-screening:

  • 50+ Units in 4MM - 50MM range

  • B+ to B- class located in emerging area

  • Built 1985 or newer

  • Reasonable Insurance/Tax rates that don't degrade deal.

  • Additional criteria depending on location and demographics

Underwriting is critical to determining the projected performance of a property and the metrics as as follows:

  • 6% Minimum Cap Rate

  • 7-10% Cash on Cash Return

  • 1.4 Debt Service Coverage Ratio

MANAGEMENT

  • The Property Retention/Management Plan is feasible, executable, and includes a sound exit strategy.

  • We incorporate an experienced and excellent Property Management Team to overview smooth operation.

  • A predetermined Value-Add Strategy is implemented which invigorates the property, facilitates appreciation, and provides a great tenant experience.

CASH FLOW

Distributions of cash with waterfall returns are sent to investors after property expenses are paid.  Typically this occurs quarterly but will be listed/described in the Operating Agreement or PPM.

Statistically speaking multifamily outperforms a variety of other investment strategies which often come with high risk-high reward or volatile swings dependent on unforeseen factors.

APPRECIATION AND EQUITY GROWTH
